As the saying goes why reinvent the wheel when you can learn from other people's experiences? Recently, I asked some friends what is the one piece of advice they wish they had been given before buying their first home.  I just had to share some of the answers.  Here are the top 10: 

1. Talk to the neighbors. Actually, knock on some doors to get a feeling of what it would be like living in that neighborhood.  Ask them how they like it. 

2. Drive by the house at night and stop and listen. The feel of the neighborhood can be quite different at night versus during the day.   

3. School District. No matter whether you have children or how you educate them, buy in a neighborhood zoned for a highly sought after school district. 

4. Hot neighborhood. If you have the luxury of time to wait this out, and know someone who has access to the inside info on this: buy in a neighborhood where houses are sold before they even hit the market.

5. Budget. My thought is that as much as you think you'll have the time and money to 'fix the place up' make sure you have the available budget before buying! And once you estimate the time and money which you think you need, double it.

6. Location, Location, Location! This is true because as you know many things can be changed, but not the location of the property. 

7. Home Inspection. Having the home inspected by a neutral party or business can help you see things the way they are not they way you want them to be.  

8. Think of all your moods. If something only annoys you while in a good mood, how much will it bother you when in a bad mood? Like the neighbors tree blocking your view, for an example. 

9. Do your homework. Hire a Real Estate Professional who knows the area, the businesses, and the schools.  Make sure they also know the neighborhoods.  Their information is very valuable and shouldn't be overlooked.

10. Don't overbuy. Try to stick to a budget because you do not want to be house poor. Have your mortgage officer give you a range for approval.

10 Things to Ask When Choosing a Real Estate Professional

1. Do you work part-time or full-time in real estate?

You probably want someone who is full-time and can give your listing or your buying needs full-time attention.  Someone who is part-time is only in the race halfway. 


2. In the past year how many sellers and/or buyers have you represented in this area?

This will tell you how much of a go-getter the person is and what level of success she/he has had. Although, you should also take in to consideration the market conditions when evaluating the number of transactions the agent has had.  


3. How many sellers are you representing now?

This is important in that the number of current sellers could bolster your confidence in their abilities or if they haven’t a lot of sellers currently then your listing would get more attention.  It’s all in how you look at it and what you want.   


4. What designations or certifications do you currently hold?

This obviously speaks to how important they take their real estate career.  Also, it shows you the level of interest they have in staying on top of the industry changes on behalf of representing their clients to the best of their abilities. 


5. What is the average list price compared to actual sold price of your Listings?

This will let you know their skill level when it comes to negotiations and their skill at finding the right price needed to make a home sell. 

6. What systems and approaches will you use to best market my listing?

Do they use networking via office colleagues and/or past and present clients? Print marketing? Online marketing? How diverse is their online presence? What type of audience would they be marketing my home to?


7. How will you communicate with me throughout the process?

Are you open to using email, text messaging, and/or phone calls to keep me apprised of the status of my sale? Will you communicate with the other agents who show my listing?  How will you communicate with them? 


8. Do you have testimonials from other clients you’ve worked with?

Can I contact some of your past clients? Do you have their testimonials listed online where I can reference them?


9. How long have you been in this area?

Do you know the area well?  Are you a lifelong resident? What would you say is special about the location of my home?


10. Would you be able to recommend service providers for me?

I might need a home stager or someone to make repairs for my property. Do you have a connection with such professionals in the area?

The Community Spotlight Is Turned Towards Davidson North Carolina

  1. The Town of Davidson was incorporated in 1879 and in 1891 the named changed from Davidson College to Davidson. 
  2.  Davidson is located 20 miles north of Charlotte.
  3.  It encompasses a great sense of community and is home to Davidson College and their beautiful arboretum. 
  4. Davidson is built for bicycles and pedestrians.  There are no drive-thrus allowed in the community.
  5. There are miles of walking trails and greenways which connect various neighborhoods.  This adds to the community connection.
  6. In 2015 it won recognition as Tree City USA, Bicycle Friendly Community, Watch for Me participant and Digital Inclusion Leadership Award.
